Rents in parts of Cyprus have surpassed the monthly salary of many young couples trying to start out on their own, with Limassol recording the island’s highest figures and three-bedroom houses in some areas reaching €2,300 a month, according to Interior Ministry data compiled by the Land Registry Department in March.
The data shows rents continuing to rise across the island, with housing programmes announced by successive governments — including the current administration — either failing to deliver at the scale expected or still working through the system, without adding enough units to drive prices down, according to the source report.
The trend helps explain why many young people in Cyprus remain living with their parents well into adulthood, the report notes.
Rents in city centres are generally higher than in surrounding suburbs and communities, the Interior Ministry figures show.
Nicosia: stiff but not the steepest
Nicosia does not record the island’s highest rents, a factor the source report links to lower tourist numbers compared with coastal cities and a larger housing stock.
In Agios Dometios, a one-bedroom house (80 sq m) rents for €675 a month, a two-bedroom (100 sq m) for €850 and a three-bedroom (150 sq m) for €1,200. Apartments follow at €525 for a one-bedroom, €725 for a two-bedroom and €875 for a three-bedroom.
In Engomi, a one-bedroom house fetches €725, a two-bedroom €900 and a three-bedroom €1,500. Apartments go for €650, €900 and €1,050 respectively.
In Nicosia municipality itself, one-bedroom houses rent for €675, two-bedroom for €975 and three-bedroom for €1,300. Apartments are priced at €600, €850 and €1,075.
In Anthoupolis — described in the source report as one of Nicosia’s more downmarket areas — rents are lower: €475 for a one-bedroom house, €625 for two bedrooms and €900 for three. Apartments start at €425, rising to €500 and €625.
In Strovolos, a municipality that attracts a large number of residents, one-bedroom houses rent for €675, two-bedroom for €925 and three-bedroom for €1,300. Apartments go for €575, €825 and €1,050.
Limassol: the island’s most expensive
Limassol records the highest rents in Cyprus, according to the Interior Ministry figures. In the city itself, one-bedroom houses rent for €1,150, two-bedroom for €1,550 and three-bedroom for €2,250. Apartments are priced at €1,050, €1,500 and €1,850.
In Agios Tychonas, rents are even higher for houses: €1,200 for one bedroom, €1,600 for two and €2,300 for three. Apartments go for €1,000, €1,500 and €1,850.
In Germasogeia, one-bedroom houses rent for €1,250, two-bedroom for €1,650 and three-bedroom for €2,300. Apartments are priced at €1,200, €1,500 and €1,850.
In Parekklisia, one-bedroom houses rent for €1,150, two-bedroom for €1,550 and three-bedroom for €2,300. Apartments go for €1,100, €1,300 and €1,550.
Paphos: more manageable
Rents in Paphos are generally lower than in other cities, the source report notes.
In Geroskipou, one-bedroom houses rent for €660, two-bedroom for €750 and three-bedroom for €950. In Paphos municipality, the figures are €750, €900 and €1,100 for houses, and €375, €600 and €675 for apartments.
In Peyia, one-bedroom houses rent for €700, two-bedroom for €850 and three-bedroom for €1,225. Apartments go for €375, €600 and €750.
In Konia, one-bedroom houses rent for €775, two-bedroom for €950 and three-bedroom for €1,400. Apartments are priced at €298, €700 and €850.
Larnaca: on the rise
In Aradippou, one-bedroom houses rent for €650, two-bedroom for €825 and three-bedroom for €1,075. Apartments go for €575, €725 and €875.
In Larnaca municipality, one-bedroom houses rent for €750, two-bedroom for €950 and three-bedroom for €1,375. Apartments are priced at €725, €900 and €1,150.
Famagusta district: the most affordable
In free Famagusta, rents remain lower than in other cities despite the population swelling during the tourist season, according to the source report.
In Ayia Napa, one-bedroom houses rent for €675, two-bedroom for €900 and three-bedroom for €1,150. Apartments go for €450, €575 and €725.
In Paralimni, one-bedroom houses rent for €675, two-bedroom for €925 and three-bedroom for €1,225. Apartments are priced at €450, €575 and €750.
